Mold Remediation, Testing & Prevention

Aside from the repeat offenders, such as leaking roofs and pipes, another breeding ground for mold is the HVAC system installed in all commercial and industrial buildings and complexes.

Apart from the well known and thoroughly documented human ailments attributed to repeated exposure to mold, it is imperative that the business owner or facilities management professional acknowledge the downstream implications of this insidious problem on the company's bottom line:

  • Increased absenteeism
  • Declines in productivity
  • Higher risk of healthcare liability
  • Read more information on the negative affects of mold build-up commonly known as Sick Building Syndrome (SBS)
Mold Testing

The first step in eradicating mold formations in commercial and residential complexes is testing. Core’s full suite of mold testing is comprised of, but not limited to the following:

  1. Comparative Air Sampling Analysis: This straightforward, but vitally important procedures involves, (as the name implies) samples of indoor and outdoor air for the level of mold spores. Very often, this test identifies fairly accurately whether non-visible mold spores are present in indoor air circulating through your building.
  2. Surface sampling: Utilizing tape, swab and dust on surface areas, tests are then conducted to determine the extent of mold spore infiltration.
  3. Bulk sampling: A more invasive procedure, this process involves the removal of a piece or chunk of material from a predetermined source to measure the presence or extent of mold concentration.

All three types of testing have their own limitations, but when used in coordination with one another, these methodologies serve as a telling indicator of mold exposure and infiltration.

In the interest of full disclosure, it is important to note that mold testing or sampling is not recommended by the Environmental Protection Agency unless the mold area is more than 10 square feet and the occupants of the building are suffering from health problems. That said, should you decide to adopt a proactive stance towards employee health, while reducing the downstream implications above, testing should always be carried out by a National Air Duct Cleaners Association (NADCA) accredited professional.

The Importance of Working With a State Licensed Air Conditioning Contractorstate-licensed-air-conditioning-contractor

To deal with the problems arising from slowly deteriorating IAQ, commercial and industrial facilities need to ensure that the AC ducts are cleaned and serviced regularly and that their equipment has been optimized in accordance with ASHRAE standards.

The reality is that with so much at stake, it does not pay to work with unlicensed contractors who often lack the education, hands-on training and cutting edge technologies granted by state licensing.

As a certified member in good standing of the Indoor Air Quality Association (IAQA), Core is an industry leading HVAC service provider and offers varied services to improve ventilation and system optimization. In addition, Core offers repair, maintenance and often total system replacements to industrial and commercial facilities.
